Beautiful Old Victorian Home, For Sale by Owner

This is a temporary, (hopefully), blog to aid in marketing my home which I am selling, "For Sale by Owner". The quite large Victorian, located in the beautiful, medium sized city, (population 190,000), of Spokane, Washington, was built in 1906.

The house sits facing a beautiful six-block-long park, (Corbin Park), in one of the oldest historic neighborhoods in the city. Situated on a corner lot, the house is two stories with a nicely landscaped yard with several large trees and manicured shrubs. The house has a wonderful covered front porch with a porch swing and looks out on the park's two tennis courts, basketball court and baseball diamond.

Behind the house are two out-buildings, a single-car garage and a two story converted carriage house now finished with drywall and insulated interior walls, electricity and baseboard electric heat. Its previous use was as an exercise and workout room but could easily be adapted as an office, hobby room, shop or business purpose.

The home has a total of five bedrooms, four on the second floor and one on the main. It has two bathrooms, one on each floor. The main floor bath maintains the original style of the era with a pedestle sink and claw-foot tub.

The fully finished basement has laundry facilities, furnace room, (gas-fired, hot water radiators), two small offices and a spare bedroom. The basement features two entries/exits, one from inside the first floor and one exiting to the rear of the house.

The living room adjoins the dining room, also finished in Venetian plaster, and separated by a large wide entry with wood pillars on both sides. Both rooms feature an uninterrupted expanse of original hardwood oak flooring recently refinished in polyurethane.

The equally large formal dining room has a large built-in china hutch, a bay window with padded seating area, an impressively beamed ceiling and crystal chandalier. The bay windows affords a lovely view of the secluded side yard and garden area. The very private side yard is almost completed bordered by eight foot high juniper shrubs.

The true showcase room is by far, the kitchen! Finished in a Tuscan colors design scheme, the kitchen is immense at 24' by 26', and features an island food prep area with sinks, eating bar and built-in dishwasher. The kitchen also features an open area large enough to place a large dining table easily seating ten. The kitchen has a built-in double oven and adjacent Jenn-Air type cook top with exhaust fan. The corner next to the refrigerator space has a small office area perfect for a television, computer or microwave space. There is a good deal of cupboard space in the kitchen and additional cupboard space in the adjoining mud-room rear entry leading to the back porch exit. To most women, this is their "dream kitchen". Last, the kitchen has beautiful, fullsized double doors leading to the outside deck. With five large windows and the windowed double doors, the kitchen is bright and cheerful and enjoys the ample southern exposure to the sunlight. The deck is covered and large enough to host a large group of friends for a barbecue or for just relaxing.

The east side yard has a child's playhouse built to match the style and materials of the big house with three glass-paned windows and a dutch door entry. It is also shingled and painted to match the big house and sits on a poured concrete slab. The interior of the playhouse is painted in bright yellow and white.

Utilized as a group home for disabled adults for more than two decades, the home is well-cared for and the side deck also features a built-in wheel chair ramp.

Superbly safe, the home has a built-in fire alarm system with optional remote monitoring and all exit hallways and corridors are sheathed in a two-hour firewall drywall material. Additionally, all bedroom doors are two-hour firewall resistant while maintaining the original style of the home.

The home is extremely well suited as a single-family dwelling for a large family, as a group care facility, a bed & breakfast or a law office, to name a few.
